Heating System Maintenance

Air conditioning system maintenance is a no-brainer in our warm Southern Arizona climate, but don’t forget about your heating equipment! Sure, most of us don’t use our heating nearly as often as our air conditioning, so you might be tempted to skip the heating check-up this season. Here are some reasons you shouldn’t!

Shared Components

Most comfort systems use multiple components in both cooling and heating modes. Furnaces and packaged units with gas-fired heating require the operation of control modules, indoor fan motors, capacitors, and relays in both cooling and heating modes; and heat pump (electric) systems operate nearly all internal components in both modes. This concept is important to keep in mind because many homeowners mistakenly believe that skipping annual heating maintenance isn’t the end of the world since they don’t use their heating very often. This logic can be dangerous because failing to test and inspect components being used year-round prevents our technicians from identifying small issues before they turn into big costly problems that could have been avoided with biannual system maintenance.

Gas Heating Safety

Heating systems using natural gas or propane should be tested and inspected EVERY heating season before being put into operation. Inlet and outlet gas pressures should always be verified and adjusted as needed, as the supply pressure from the utility company can change over time. Failing to have these pressures adjusted properly can result in heating operation issues and safety concerns. Fuel-burning appliances should be tested for the presence of carbon monoxide before use each season. Each year there are approximately 50,000 emergency room visits and 430 fatalities related to carbon monoxide poisoning in the United States. Elevated carbon monoxide level production from heating equipment often results from improper combustion or cracks in heat exchangers, but can also result from flue vent obstructions. With heating systems out of operation for months at a time, it’s not uncommon for critters such as bees, wasps, mice, rats, etc. to make homes inside flue vents or termination caps. Gas-fired appliances contain safety devices that shut-off the gas supply in the event of a problem with the system, and these safety devices should be tested yearly for proper operation to avoid potential danger and property damage.

Electrical Components

Heating systems feature primary (high-voltage) and secondary (low-voltage) electrical circuits. Control modules, fan motors, and electric heat strips should all be tested prior to seasonal heating mode usage to ensure safety and proper operation. Every unit experiences some degree of vibration while running, so wiring terminal connections can become loose over time and cause system damage if not corrected.

Having biannual system maintenance allows our technicians the opportunity to verify and secure all wiring connections within your system.

It might not seem like it just yet, but it WILL get cold at some point this year. Don’t wait until that point to find out if your heating equipment is operational and safe for your family!
